Tips for a seller on price and marketing

Getting your home value right can be the hardest part of selling a home. If you price to high your going to sit and become stale. Price it to low and you will feel like your giving it away. What’s the answer to getting it right?

One place you start is at Http:// and click the Market insider tab. Get community information based no zip code. This could help you get an idea of price point.
Some tips on pricing your home to sell.

1. Review community homes in your area
2. Inspect them for upgrades floor plan location
3. Determine visual value. Does the yard look nice, roof, exterior paint in tact.

Go deeper
1. Review homes in the same school district as your home.
2. Can you buy something in a higher quality neighborhood ?

Lastly look at what others are offering as incentives to the buyer
1. Home warranty
2. Closing cost
3. Carpet or paint allowance
4. New Appliances

Selling a home can be a lot of work for someone who already has a full time job. My typical day in Real Estate is focusing on my sellers homes and marketing. Facebook, Twitter, Blogging, Video, Personal calls to people you know, Personal calls to agents you know, Tracking all calls for follow up if you make price changes. Ensure you have high quality professional photos, If you can hire a videographer to assist in telling your homes story.
